Living in a community with a homeowners association can have its upsides, but also its pitfalls too. Some Fort Lauderdale communities with an HOA offer fabulous amenities that range from resort-style swimming pools and clubhouses to sport courts and playgrounds. But what if you’re someone who may not use or get the most out of said amenities? Or better yet, what if you’re someone who doesn’t want restrictions on where you can park your car or what you can (or can’t) have in your backyard? If an HOA-free setting is preferable during your home search, here’s a closer look at just some of Fort Lauderdale’s best no HOA neighborhoods.
Harbor Beach is one of Fort Lauderdale’s premier residential communities, especially for boat and yacht owners. Many homes in the neighborhood are positioned right alongside a canal and feature plenty of water frontage and private boat docks capable of accommodating some pretty large vessels. And like most established neighborhoods in Fort Lauderdale, Harbor Beach also offers prospective home buyers with an assertable of home style options that range from 1950s-built single-stories to ultra modern new construction homes that are the result of a recent tear down. Look for older, smaller homes in Harbor Beach to start around $2.5 million, while some of the aforementioned new construction estates to fall in the $15 to $20 million price range.
If you’re wanting a walkable Fort Lauderdale neighborhood that has ample charm and character, Victoria Park is it. Perfectly situated just minutes from the shops and restaurants of Las Olas and the downtown business district, Victoria Park has an Old Florida feel that’s simply impossible for sprawling new construction communities to capture. Classic Mediterranean and Spanish-style architecture has a strong presence in Victoria Park, and the neighborhood also has one of the city’s largest parks in Holiday Park, as well a tranquil waterfront park in Annie Beck Park, that only enhance the area vibe. Home prices in Victoria Park are wide-ranging, but look for most single-family homes to fall in the $875,000 to $3+ million range.
Just north of Victoria Park is the no HOA neighborhood of Poinsettia Heights, a longtime favorite among Fort Lauderdale home buyers. The tree-lined residential streets of Poinsettia Heights are quiet and low-traffic, making this particular part of town ideal for anyone who likes to take a morning or evening stroll, or possibly take the dog for a nice long walk as well. Most of the original homes in Poinsettia Heights date back to the late 1940s and ‘50s, although tear downs are on the rise in the neighborhood, allowing home buyers who truly love the area intriguing new construction options and opportunities.
Fort Lauderdale’s Rio Vista is another top choice for boat and yacht owners thanks many homes in the community sitting alongside wide water canals that provide direct, no-fixed bridge access to the Atlantic. But as you’ll quickly notice, even homes off the waterfront in Rio Vista offer supreme desirability, not to mention more than enough living space. In fact, it’s not uncommon for homes in the neighborhood to have between 6,000 and 8,000 square feet, with some even jumping up to nearly 12,000 square feet of total living area. Located on Fort Lauderdale’s northeast side, the waterfront neighborhood known as The Landings is one of the city’s most picturesque. Canals and homes with deep water dockage define the aptly named neighborhood, and it’s here you’ll also find many of Fort Lauderdale’s most desirable homes and estates as well. The earliest homes in The Landings were first built back in the early 1960s, although today you’ll find a unique mix of home styles and home sizes, including plethora of newer construction estates that are sure to take your breath away. Look for interior homes at The Landings to typically be priced in the $2 to $4M range, while the largest custom-built single-family dwellings along the water will jump up to $6M and over in most instances.
